Staying with us

What kind of places does Kathmandu Living let?

Furnished flats, serviced apartments and private rooms in shared flats, across Lalitpur, Kathmandu and Bhaktapur. Everything is furnished and ready to live in, and is let by the night, the week or the month.

What is the shortest stay?

A night, where a place is free. In practice most of our guests stay a week or longer, and the weekly and monthly rates on each listing are lower per night than the nightly one.

Can I stay for several months?

Yes, and many people do. A furnished monthly stay is the usual alternative to a conventional Nepali lease, which runs a year, comes unfurnished and wants several months' rent up front.

Is a room in a shared flat private?

Yes. Every room we let is private and yours alone, with its own door. The kitchen, bathrooms and living areas are shared with the other people who have taken rooms in the same flat. We never put two separate guests in one room.

Can I rent more than one room in the same flat?

Yes. The rooms in a shared flat are listed and priced separately, so a group or a family can take two or three in the same flat.

How many people can stay?

Each listing states how many it sleeps, and the browse page filters on it. Tell us the real number including children — a flat that technically fits six is not the same as one that is comfortable for six.

Booking and paying

How do I book a place?

Send us the dates through the enquiry form on the listing, or call or message us directly. Some listings also carry an Instant Booking link to the same place on Airbnb, which books immediately at Airbnb's rates. We confirm availability, the total and how to pay before you travel.

Is payment taken on this website?

No. Nothing on this site charges a card. Payment is arranged directly with us once the dates are confirmed, which also means the price you agree is the price — there is no booking fee layered on top.

Is a deposit required?

For longer stays, usually. The amount is set by the owner of the property rather than by us. Agree it in writing along with what it covers and when it is returned, before you move in.

What is the cancellation policy?

It is agreed per property when you book, because a two-night stay and a six-month one are not the same commitment. Ask us before you pay anything and we will tell you the terms for that place in writing. A booking made through a listing's Airbnb link follows the policy shown on Airbnb.

Can I extend my stay?

Usually, and it is the most common thing people ask. Tell us as early as you can — a room or flat that someone else has already booked for your extra weeks cannot be held.

The practical questions

Are electricity, water and internet included?

It varies by property, so each listing says what its rate covers. Electricity, water, internet and cleaning are the four worth confirming before you commit — some owners include all of them, others bill electricity separately.

Is there backup power and water?

Almost every building in the valley has an arrangement for both, but the extent differs: an inverter that runs the lights is not a generator that runs the whole flat, and a municipal line is not a tanker delivery. Each listing states what it has, and we will tell you exactly what the backup covers.

Which area of the Kathmandu Valley should I stay in?

Jhamsikhel and Sanepa in Lalitpur if you want to walk to cafes, offices and restaurants; Kupondole if you cross into Kathmandu often; Patan to live inside the old city; Bhaisepati for space, cleaner air and a mountain view; Lazimpat, Baluwatar and Maharajgunj for the embassy, hospital and international-school side of Kathmandu; Thamel only for a few nights at either end of a trek.

Do you help with the airport or getting around?

Ask us. Airport pickup and a reliable driver are the two things worth arranging before you land rather than after, and we can usually set both up for the properties we manage.

Can I list my property with you?

Yes — owners and agents can ask for an account on the become-a-host page. You keep the keys and set the rates; we handle the listing, the enquiries and the calendar.

How do I reach a person?
